Perfect location . The B&B is clean and tidy and decorated nicely (shabby chic) All the staff we dealt with were extremely friendly and helpful . Breakfast sets you up for the day - eggs , omelette , cake , ham , cheese and pastries with tea , coffee and fruit juice. This hotel was absolutely fine for what we needed - somewhere to sleep and shower, basically. Receptionists were very friendly and helpful and sold us our bus tickets so we could get into the centre of Pisa from the bus stop just a few steps up the road. The breakfast offering was fine - no hot food, but plenty of other things to eat and all tasty. The room was fine, kept fairly clean throughout. My only criticism would be that it got incredibly hot in there. We had unseasonably warm weather while we were there, but the windows were the sort that didn't have brackets to keep them in place, so it's either closed or WIDE open - not what you want with insects about. The unit over the door was more of a fan than actual air-conditioning. Putting that on full basically moved the air around and made it just about possible to sleep, but only just. The walls were incredibly thin which meant our noisy, inconsiderate neighbours were very audible. However, other guests are not the fault of the hotel, so I haven't marked down for that, just thought it was worth mentioning. If you're a light sleeper, I'd recommend taking earplugs. The location, as others have said, is a little bit out of the centre of Pisa, but given just how close the bus stop is, and how cheap the buses are, it wasn't a problem. Download the "Teseo" app to get live updates - though there is a printed timetable at the bus stop. There's not much around the hotel at all, other than the Pennymarket and a little row of shops with a bakery and a pizzeria. It was very much a pizzeria for locals, but I always think that's a good sign! We used it one night since we'd had a day out and weren't ready to eat dinner, so we went back to the hotel, then went down there one evening - very nice, and the man I suspected was the owner/manager was very friendly, and the food was delicious. Well priced, too. Overall, if you're looking to save money on a more central hotel and are happy to catch the bus into the centre, then I wouldn't hesitate to recommend this place. If you're looking for something upmarket, then I'd steer clear.

Pisa was our last stop after a week in Italy and we booked a night has the airport had return flights home. We wished now we booked for longer! The whole house is well designed, through out and decor is outstanding,beautiful frescos on the ceiling. Out of all the hotels,guest houses we stayed in this was above and beyond the best. Rooms immaculate,very comfortable bed, attention to all details from the hosts to make your stay and visit to Pisa memorable. Lovely couple, mini fridge with complimentary beverages,lift,cases taken to your room while Andrew gave us pointers on Pisa attractions and restaurant recommendations, which we used and weren’t disappointed. Andy breakfast, well faultless, he bakes and gave us a sample of is cheesecake, well it was exceptional. They kept in touch and gave us detailed instructions to find them,warm welcome and even arranged a taxi to the airport. We will be back for longer and if your thinking of booking, don’t hesitate, it will exceed all expectations and its right in the centre of Pisa and no real noises issues to disrupt your sleep. You can see both Andrew and Andy love this place and enjoy hosting it to guest to give you the best possible stay in there lovely house.
