This country house is refurbished Roman style Casale with a beautiful garden in the middle of the Roman countryside. The outdoor is great, facing the garden with space for kids to play. The food at the 532 restaurant is quite good, good pastas & meats. Nice deserts and very good wine list. Service is fast and curteous. Indoor nice too. Large parking. Site has a few rooms in case you want to spend a relaxing weekend.

I recently encounter a situation where I needed to extend my stay in Rome. Most of the properties in central Rome showed no availability and those that did, were excessively priced. However, I found this gem of a property that provided reasonable accommodations, with friendly service including daily meals for breakfast, lunch and dinner, although the portions were too generous to mention. As the restaurant is also family run, the menu items are somewhat limited, although what is available is delicious. Be warned, you will not leave the table hungry. As the property is somewhat isolated, it is recommended to rent a car if you plan to stay more than a few days. Another option is to use taxi, Uber or Lift service, for travel to central Rome for touring and dining, although the latter can be somewhat unpredictable. Overall, I would definitely return to this facility, should the occasion present itself again. Should your journey lead you to Villa Patrizia, say hi to the friendly staff of Simone, Luga, and Carmine in the restaurant.

The apartments, located in the historic Palazzo Grifoni, are all equipped with kitchen, bathroom, Wi-Fi, telephone, Smart TV ( satellite channels ,digital terrestrial channels, Netflix), air conditioning, and safe.
What a marvellous stay at Babuino79. We have been staying in plenty of apartments and holiday homes all over the world and we can truly say Babuino79 is really one of the best. The apartment is located just a stone throw from the Spanish steps and is in a high class neighbourhood, with branded shops like Kenzo, Chanel etc just at your doorstep. It was an excellent place to tour Rome. We couldn't believe how reasonable the price was for this apartment considering where it is located and eveything inside the apartment was quality and so tastefully furnished. Everything was thought of, small chocolates on arrival, complimentary white wine, water in the fridge, English / satellite channels, toothbrush and toothpaste provided etc. The best part is that your room is cleaned daily and fresh towels replenished. There was air conditioning in the room and the living room areas which was a God-send as it was so hot in Rome this week, and it would be deadly uncomfortable without Best thing was the radiator to heat up /dry towels in the bathroom worked and not switched off as they usually are in other hotels. The staff were great, very friendly, accommodating and check in /out process was such a breeze. As we were checking out early on a Sunday morning, we only had to put the keys into a box at reception and that was it. No doubts Babuino79 would absolutely be my choice of place to stay in Rome in the future.

Seven minutes from the railway station “Termini” run several daytime bus. All of our rooms include: free wi-fi, a flat screen TV , air conditioning, an electronic personal safe, a mini bar, electric Kettle, Espresso Coffee machine, private bathroom with a large shower stall, hair dryer and bath products. Every morning you can enjoy a breakfast in your room, where you’ll also find a set for tea and coffee.
Very nice place to stay in Monti. Close to very good restaurants/bars. Very welcoming, it was a lovely room with jacuzzi ? Such lovely staff who prepares breakfast for you each morning. I would highly recommend here. The room was very quiet at night also which is a plus ? Thank you so much!!

The location is near the center(all tourist spots), you can go both walking or taking a bus for 2-3 stops. The place is clean, tidy and quiet. We had a nice balcony with beautiful veiw, also private bathroom, netflix, coffee and water every morning. Very close to the place there are excellent restaurants, bars and a supermarket, also atms, etc. The host signor Paolo is very helpful and nice. Everything we asked for he was there for us, regarding directions, recommendations or anything really. We'll come back! Thank you so much!

I booked a room 3 months in advance and, 3 days before my arrival they tell me they do not accept my credit card so I change it. Once it is changed and everything looks fine (they do not say otherwise), the morning after, they cancel my booking without an explanation and they don't pick up the phone when calling them. Worst pre-arrival experience ever.

The hotel is settled in a very advantageous position; this is the main positive thing. Well... the staff, it's weird but very kind. Rooms are okay - they are clean, I have to say it - but it's strange having the shower inside the room and the rest of the bathroom in a sharing place .-. For one or two night worth rest here :)

Heard great things about this place, and we weren't let down. Run by four brothers, all local and speakung excellent English.A day or so after booking we were emailed to ask if there was anything we needed during the stay. Arriving at the apartment building we were greeted by Matteo, perfect gentleman who gave us a quick tour, and a map of Rome. Again asked if there was anything we needed. Room was spacious and spotlessly clean with the great view of the Basilica. Great pastry/coffee shop on the ground floor for breakfast, and easy walking distance to the main city. Just a five minute walk to San Pietro train station so you can connect to Termini Station easily. There was no pressure to settle the bill asap, it was all at our leisure. Simeone booked us a taxi for our journey home. It really is a great base for Rome. We cannot wait to go back

Extraordinarily good B and B ... well located ... comfortable and immaculately clean room ... comfortable bed ... great shower and the people that run in very friendly. Unusually located in a rather upmarket block of flats thus being very secure and very quiet, the room has a balcony to itself with a nice view out ... there is parking nearby and a good range of shops. Located a few minutes walk from Conca D’Oro metro station. Enjoyed my stay immensely and happy to highly recommend.
