AYA Niseko proudly sits at the base of one of Niseko Grand Hirafu’s most popular ski runs, offering an unparalleled ski-in and ski-out experience in the winter. Our 79 units are all luxuriously design in Japanese contemporary style with the utmost comfort and convenience.
Great rooms, but a bit of a surprise to find out the restaurant / cafe has been moth-balled, they don’t offer on -site ski rental this season, and basic concierge services also aren’t available anymore. Would have chosen somewhere else had I known. Ended up being a very pricey Airbnb

We were only supposed to stay one week but have extended to just over four weeks, feels like home away from home. We think it’s our new favourite place to stay in Hirafu. I’m almost a bit hesitant to post this because I don’t want people to know about it but the rating has been earned! Affordable and the location is unbeatable. This is truly ski-in ski-out. Not even 2 minutes from the lift. Intermediates may be annoyed about several lift connections to get to the top (especially on powder days the queues in Hirafu have become annoyingly long in the last few years). Positioned well, right in the centre of all the mountains, making it easy to get to all the other areas like Hanazona and Hilton side. No gondola so be prepared to brace the wind to get up. However, the location is still so worth it. Just steps from main Hirafu intersection, making it so easy to grab groceries or go to good restaurants. Kitchen is very well equipped. If you cook, you’ll know that having an oven is a GAME CHANGER. This really tops my reasons not to stay at other competitors. Front desk is friendly and helpful. Lockers are spacious. Not a lot of room to put on boots inside the locker room but they have two extra benches in the hall. NBS rental and ski school team at the lowest level were also excellent. Our child just walked downstairs for lessons every morning. This was such a relief as walking anywhere with a toddler in full ski gear with equipment is no joke. Housekeeping only comes every other day so the floor gets a bit dirty with children but they have a vacuum cleaner in the room ready to use at any time. The IKEA stool is SO handy with a child. Very thoughtful. We loved having a private snowy balcony all to ourselves.

Our community resort, The Orchards, features a unique portfolio of chalets nestled between Mt. Yotei and Mt. Niseko-Annupuri. With a selection of 2 to 6 bedroom chalets on offer, on site restaurant and attentive concierge team, The Orchards is the perfect accommodation to suit couples, large groups and families alike.
We were so lucky to be able to come back here during Spring break. Our daughters were talking about it all the time after their first visit in summer 2021, and even after coming back from this trip they are still constantly asking when we can go back to Shimai @ The Orchards Niseko again. Our second trip to Shimai and it certainly didn't disappoint. There was still enough snow around Shimai for the kids to play with and they had so much fun even on the days they didn't go skiing. Shimai was perfect! Everything was comfortable and it was very well equipped, it truly felt like home. Also, the central location meant that we were close to the ski resorts, various eateries and even the Niseko International Clinic. The MNK staff went out of their way to make our stay even more pleasant. The free shuttle service to the ski resort and areas around Hirafu was especially useful. I definitely recommend Shimai to families and groups of friends.

We loved the Landmark. Close to the Hirafu Gondola. A magical way to wake up. Stay on the higher floors. Levels 5 and 6 clear the trees and the view is beautiful. It changes every 10 min so enjoy. The staff exceptionally friendly and helpful and happy to recommend and book restaurants. Would recommend staying here and closer to the gondola then walking into town for dinner. By Japanese standards a nice size apartment with laundry.

The Freshwater in Niseko boasts beautifully designed luxury interiors with warm alpine styling. Oversized windows offer breathtaking views of Mount Yotei and also the Hirafu ski area, including stunning night skiing vistas. Private balconies allow you to enjoy the brisk climate. All the furniture and fittings were custom designed for each apartment. The designer kitchens incorporate state of the art ‘Miele’ appliances and full size refrigerators with an ice maker for those evening après cocktails.
We stayed here for 5 days and were delighted with the apartment. It was quite spacious - bedroom, lounge, dining, bathroom and kitchen was pretty well equipped with most things (no cooking oil) to use if dining in. Housekeeping were excellent! (Serviced every few days) and staff were very friendly and chatty. Ski storage is on ground floor and quite secure. It’s a 5 minute walk to the Hirafu intersection if taking any of the ski buses. It’s a 15min bus trip to Harazona ski field. There’s free on site drop off from 8-10am too if you don’t want to walk to Grand Hirafu. Plenty of food options available on the street and convenience stores too. No onsite onsen but you are able to use the Vale for a discount if you show your keys at reception - didn’t get a chance to try it out as we ran out of time. Overall I would highly recommend staying here and hope to be back in the future!

Welcome to the pinnacle of Niseko luxury accommodation. The Setsumon offers immediate access to the ski lifts, neighboring bespoke restaurants and unmatched alpine views. Featuring designer interiors, intimate fitout and chic furnishings, whether you're a family or an astute couple, Nisade offers ski apartments from garden studios up to the grandest of Niseko Penthouses with luxury, entertainment and comfort in mind.
We stayed five nights here in early February. Our room was comfortable and warm and the view was beautiful. Rooms have private washers and dryers and there is a drying closet located just outside the room. Staff are friendly and very helpful in organising transport, lift passes etc. The best part about the Setsumon though is its location - close to the lifts, amazing restaurants, the supermarket and the food vans.

The name says it all - Gondola Chalets is the closest you will get to the Hirafu Gondola, providing the winter sports enthusiast with unsurpassed access to the world-famous powder fields of Niseko. These stylish chalets are the envy of the village, offering a fresh, modern layout, and unrivalled accessibility to the mountain. Gondola Chalets is a great choice for families and large groups.
I'm sure there is no other place more comfortable and convenient to stay in Niseko than Gondola Chalet. We were a group of 8 people, comprising 4 adults and 4 children, visiting Niseko during Christmas break to ski. The four-bedroom apartment was really spacious and well-equipped with everything we needed to make our stay comfortable e.g. dishwasher, washing & drying machine and storage room. The location is also perfect, only 5 minutes from Grand Hifaru ski lift & ski school, 2 minutes from ski rental shop and 10 minutes from convenient stores and restaurants. The heating system in the apartment is excellent and there's always hot water which is key during winter season. All in all, it was a very nice stay and we would highly recommend Gondola Chalet to everyone.

The exquisite rooms of Terrazze set the new heights of Niseko luxury. Each apartment is designer decorated, and filled with luxurious details that set off stunning views of majestic Mt Yotei. The onsite concierge and reception staff are onhand to make every whim become a reality, from driving you the 4 minutes to the ski hill for first tracks, to directing you to one of many nearby dining hotspots
We were due to stay in a fully paid in advance apartment this week, however a government imposed travel ban forced us to cancel our booking of course. Despite repeated requests for a refund or reschedule, this business refuses to practice any kind of compassion or good business practice. There are so many other wonderful businesses who are relaxing their rules in light of the current situation. This business is money hungry and are propping up their business with my hard earned money. Shame on them!

Nozomi Views is located on Niseko Hirafu's main street, giving it unrivaled access to easy access to the village's best shops and restaurants. It's also just just 150 metres from the Ace Family chair lift. Opened in December 2014, it offers the latest in furnishings and fittings and outstanding levels of comfort.
We have requested to have our booking this March refunded. They refused claiming it’s in their policy. Yes but there’s always an exception to that! Especially now that there is a travel ban from our country. We cannot fly out even if we wanted to!! We forwarded all proof, memorandum from the Philippine president but still they refused. This is not even our choice, we cannot fly out of the country, unless we teleport?! I guess greed really shows in times like this. Fyi, other “non-refundable” hotels from tokyo & osaka agreed to refund the bookings because they UNDERSTAND THE TRAVEL BAN CIRCUMSTANCE!
