American Guest House is a well-appointed 12 bedroom DC bed and breakfast with en-suite bathrooms located in a historic 1893 Venetian Gothic building near the Washington Hilton Hotel. We are located within a 10-minute walk to Dupont Circle Metro, and only a 10 to 15-minute walk from the Wardman Park and Omni Shoreham Hotels, known for hosting conventions. We are located about 1 mile from the White House and the National Zoo and 2 miles from the Smithsonian Museums and Monuments. Our neighborhood is a trendy, upscale, safe and beautiful area in the heart of the city. Great B&B in the heart of DC

We had a wonderful stay at the American Guest House in DC. We travel to DC often for combined business and sightseeing, and we try to stay in unique places. Lucia and her staff are great hosts, the breakfasts were very good and gave us a chance to meet other visitors, the house and rooms are charming, and it's located close to Connecticut Av, DuPont Circle and the Kalorama Road restaurants. We highly recommend.

Better hotels for similar price. Needs more refurbish

We stayed two nights. The room was small (compacted) although, it was clean and in general, things were painted and/or refurbished. The bath only with shower is really small. During first night, people arrived to room 701 (contiguous to our room). They were just talking (not shouting) until 2 or 3 am, it was imposible to sleep. It seemed like we had them in our room or our bed. We could hear the whole conversation. Next night, this room was not occupied. Anyhow, we left to a hotel nearby (similar price, with BKF and nicer room)

Loved this studio apartment. Had everything I needed. The location was great. The only negative was that the traffic was very loud. I would stay there again but I would request a room on the quieter side.

The room was clean comfortable and big. There were books and maps of the DC area that were helpful. The breakfast prepared was better than any breakfast place I've been to. They even made your eggs fresh to order. We drove into DC so we were able to drive into the city, which was about 15 minutes away. It was horrible to find parking in DC. Next time I thing we will take advantage of the Metro, which is close by. It was a beautiful and comforting home. George and David were so helpful with any questions about food, museums, parking, directions etc. and it was just great morning conversation. We took some fun pictures before we checked out that were so good we actually framed it. Next time we will bring the whole family.

Akwaaba DC

Akwaaba DC is located in Dupont Circle at the heart of the Nation's Capitol. This 1890's historic townhouse is within walking distance of the White House, and the many fine restaurants, and shops of Dupont Circle. Access to the Smithsonian and National Monuments is a short ride on the Metro just 4 blocks (less than a 10 minute walk). Choose from 8 guest rooms, each with private bath. We serve a full homemade breakfast each morning, 8am weekdays and 9am weekends/holidays. All rooms include complimentary wireless internet, TV with cable and a personal refrigerator. Light refreshment's are served each afternoon for all guests staying at the Bed and Breakfast. For our guests traveling to DC with a car, we have limited, off street parking available for $20 per night.

I stayed at Akwaaba DC with seven other girlfriends over a weekend. We were celebrating and wanted to find a place that was homey and would allow for bonding activities in a central location. Akwaaba appealed to us because of this and because it is Black owned. Looking at the other Akwaaba properties I had high expectations but the DC property has a ton of potential but is in dire need of repairs and updates. PROS: Location is fantastic as is the air conditioning in the property. It was a hot July weekend so they get an A+ for keeping the house cool. The best part of this location is the Inn Keeper Kim. She is fabulous! Half of our group had to check out earlier than the normal breakfast time on our last day; but we were met with delicious French toast and fruit in a to-go box. Her breakfasts during the weekend were scrumptious and her friendly demeanor made us feel comfortable and at home. CONS: Check-in didn’t really explain much, just here’s a key. We were really hoping for a history of the property but received none. We also didn’t know if anyone stayed on the property so we’re clueless as to if we needed to turn off lights, close blinds, the main door, etc at night. I’m not even sure if there are smoke alarms or carbon monoxide alarms. I saw none. And there’s no guestbook to sign. The place is old and is not ADA compliant. Be prepared to walk LOTS OF NARROW STAIRS. We hated lugging our bags upstairs. I stayed in the Langston Hughes room and was disappointed in the decayed and dark look. The bathroom smelled very moldy. There were also a few ants in the room. The TV had cable but we really didn’t watch it. It’s such a big room but seems like a waste of space. The balcony was the big appeal for us but upon opening the door I was scared to step out on it. Lastly, one window had no blinds and the locks on the room doors looked like they could be opened with a credit card. I was praying no one would come in at night because of that and because the front door had an old school coded entry that looked hackable. Overall, I hope the owners realize Kim and the location are the only saving grace for Akwaaba DC. Please paint and repair the rooms that need a little love and attention.

Cardozo Guest House

Simple and comfortable, the Cardozo Guest House may be the perfect accommodation for your stay in Washington. This Guest House offers four guest rooms or a small studio apartment. Three guest rooms are located on the second floor and share a hall bath. The fourth guest room on the third floor has a private Jacuzzi bath. The Studio apartment is garden or English basement level with a private entrance. The Guest House is two blocks from the Green Line U. Street/Cardozo Metro station. Many restaurants, shops and evening entertainment options are within easy walking distance.

Great Location

The Cardozo Guest House is a great place to stay. Take the metro from the airport and when you get off the metro you have 2 1/2 blocks to walk and you're there. It's in a great neighborhood too. Lots of restaurants of varieties of all kinds. I'd recommend going to the Barcelona Wine Bar. Make reservations though as the place is busy. If you want to walk to the White House from the Cardozo Guest House it's maybe a 30 to 40 minute walk. From there you can walk to any other sites or you can take the metro to get to the sites. The only issue I have with the Cardozo Guest House is the shared bathroom. The shower doesn't drain very well. So if there is a hairy guy who evidently sheds using the shower before you, you may need to take your shower, get out and then rinse your feet again. Otherwise great place to stay.

Otis Place Bed and Breakfast

The Otis Place Bed and Breakfast is located in the newly gentrified Columbia Heights Historic District, in Northwest Washington DC. This Victorian townhouse was built in 1910. The Bed and Breakfast offers a choice of 2 guest rooms, each furnished with a Queen sized bed and private bath. A self catered continental breakfast is offered daily. The Columbia Heights and Georgia Avenue/Petworth Metro Stations, both serving the Green/Yellow Lines, are each about a 10 minute walk from the house. Both metro stations offer easy access to the Washington Convention Center, Smithsonian Museums, and the Monuments and Memorials on the National Mall (4-5 stops on the metro). Otis Place B & B offers complimentary WiFi, TV with cable and air conditioned rooms.

An Affordable & Charming Lodging

I spent 2 nights at Otis Place B&B (Nov. 13 & 14, 2019) before heading to a convention in nearby National Harbor, Md. Honestly, I can only comment on my actual room because that's basically all I saw -- not due to any influence by my host, however. I was simply out the door early each morning and home late after sightseeing! I had so much planned for my visit! :) So I came in the front door, up the stairs and into my room! I never ventured into the kitchen or other parts of the house as I had no reason to. That being said, I thought the home was charming and showed off the personality of its owner. My bedroom was all i needed, with a very comfortable bed and a bathroom only steps away. The shower had fabulous pressure and lots of hot water. The overhead fan kept the room at the perfect temp. The host was very kind and left a small welcome basket of bath amenities on my bed with a note providing instructions on accessing the wifi and tips on local neighborhood restaurants. When I came home from a long day of walking the National Mall and taking an evening tour of the memorials, I discovered a small basket of treats with a note letting me know the owner was available if I had any needs. The home has 2 full-time residents, who I heard a few times, but their voices and TVs didn't cause me any distraction. Otherwise, I wouldn't even have known they were there. I will be visiting DC for future conventions and, thus, additional sightseeing (you certainly can't get in all the sights in just the few days I was there!), and I plan to stay at Otis Place again in the future if it is available. A few additional notes: The recommended French bakery that is a few blocks away is delicious and affordable. There is construction in the neighborhood as it is an up-and-coming area. It was not an inconvenience, but I'm guessing that if you wanted to sleep in late, you might get awakened by some hammering or other power-tool use. The construction, however, is simply another positive sign of the enhancements taking place in the neighborhood. Uber drivers had no problem finding the address (except once when the driver was chatting with me so much that he missed seeing the GPS instructions telling him when to turn, so he had to circle the block again). They were also available within 2-3 minutes each time I needed one. If you stay in the Mauve room, know that if you leave the bathroom fan on overnight (as I did, due to my preference for white noise when I'm sleeping in an unfamiliar place), it is connected to the owner's bathroom -- so he ends up having to endure the noise, too. (Sorry again about that, Larry!) As others have mentioned, the home is filled with the owner's collections of trinkets and decor. But I had no problems with any of that. It just added to the overall charm of the place for me.

Great Location, Place, And Host

The Host: Matilda was a very accommodating host who definitely went out of her way to ensure our stay there went smoothly. I was there on a business trip and stayed here with my wife because the location was very close to where my conference was being held. She is more than willing to visit if she has the time and we had a great conversation sharing our travels and pictures with her one evening. The Location: This location is very close to Logan Center, about 5 minutes from Thomas Circle; 25 minutes from the White House; 35 minutes from the National Mall. Taxis are harder to catch in this area and you might have to walk south on Vermont Ave a few minutes to catch one (or use UBER). The nearest metro is about 8 minutes away (McPherson) or 6-7 (Shaw Howard). Location is in a nice residential area that's pretty quiet and does not get as much foot traffic as a few blocks south. The Accommodations: The room has had a lot of thought put into the decorations and Victorian style layout. You can tell it's an ongoing passion of the owners. If this style is not your thing and you're looking for modern and newer looking style then I would not stay here. The room temperature was great, outside sound was minimal, hot water works, but is slow running in the bathtub. My only critique of the room would be that the bed is two beds put together on one frame, it made it slightly uncomfortable if you woke up and found yourself laying across it. I would say not a great place for small children as there are a lot of things to tip over and bump into. However, everything else about this place was top notch. Coffee/tea, pastries, granola, and fresh fruit for breakfast. Matilda was nice enough to purchase decaf for my wife and would leave the coffee in individual thermoses when I left early for my meetings. She even woke up early and made me a delicious cinnamon roll pastry and coffee when I left at 0600 for an early flight. Conclusion: All in all I think this is a great place if you're looking for the location or a slightly out of the way, yet still central enough place for touring downtown DC. Best for couples, but business trip people may want to consider this place for the locality. Thanks Matilda for the lovely stay we enjoyed it thoroughly.

The Hydeaway Bed and Breakfast is a Victorian style B&B located in the Historic Logan Circle neighborhood of NW Washington DC. We offer a choice of 5 accommodations, all with private bath, wireless internet and TV with satellite receptions. Washington's Metro is 2 blocks away providing easy access to the Smithsonian Museums, Monuments, Memorials, White House and the Washington Convention Center.

Nice hidden gem

This place was overall, a wonderful stay. We were here for 3 nights in the Queen suite on the 3rd level and would go again. Warning, lots of text below. A flight delay caused us to arrive after midnight and we were worried that we would be charged extra (the normal check in time is until 10 pm). We let Gary know ahead of time and he was fine with us checking in late (you let yourself in; you'll receive instructions after you book). As it was quite late into the night though, it was hard to find his address. You'll have to look into the center of the front yard to see that the address is dimly lit (for aesthetic purposes) along the fence. To go further into detail, it's not straight on if you were to look at his house, but rather, you'd have to step in past the short entrance gate, walk a few feet, then turn your head left to see it. As we were obviously tourists with our luggage and bags, we were a bit nervous walking around the neighborhood at nearly 12:30 in the morning. It was truly, (nearly) hidden gem / hydeaway. I apologize for that terrible joke. Anyways, a busy neighborhood on Sat night/Sun morning can be good. We walked over street or two to reach the neighborhood of Little Ethiopia where there were still restaurants (busy!) serving delicious food late at night. Now, some things: I wish Gary had some sort of paper or email to let us know about the breakfast policy. We had read on TripAdvisor comments that it was like a self-serve breakfast and assumed it would be Continental like a hotel. We went to bed late (2 or 3 am) and woke up early (8 am) to try to get some food. Well, it turns out that the food on the weekends isn't ready until 9 am. We could have most definitely slept in. He was nice though and let us explore the house, including through the kitchen to the backyard which had a magnificent view and a mix of eclectic things (some Asian, some Greek), but tastefully done. There are lots of plants and the sun rises and casts very good lighting for taking pictures if you are one to share pictures on social networks. There was an in-ground pool that was not ready. I don't know if it will be offered for use in the future, but it looked nice. Next door, there was some construction, which I believe Gary is expanding to connect the two buildings together to be one. The breakfast served on Sunday (I assume on weekends) was bacon, a quiche (imagine a pie made of scrambled eggs and diced tomato), some muffins/croissant, Trade Joe's yogurt, and a bowl of mixed fruit (mango, honey dew, pineapple, and grapes). For drinks, there was hot water and some tea bags, coffee, and cranberry juice. We talked a little and commented that we were a little bummed to not be able to converse with others that were staying there. Gary said that the other couple had come down the previous day at 10:30 am and they'd probably be back down around then. Well, we couldn't wait that long, we had a whole trip of things to get started on! Here's the part that bothered me. The next day, we came down to get breakfast at 10:00 am and there was nothing there. We went to the kitchen to look for something to grab. I tried striking up conversation with the woman in there thinking it was another guest, but it turns out she was the maid and told us we weren't supposed to be back there. Okay, so I understand that most people working on a weekday would expect to have breakfast earlier, but there was no indication or instruction given to us about this. We just assumed that it would be at 9 am again and that it was fine to come down 1.5 hours later to get some food as the other couple did. We asked if we could at least just have a bowl of cereal and yogurt as that would be quick, which we did receive at least. Tuesday's and Wednesday's breakfast was much simpler compared to Sunday's (and I assume this may be what people may be bummed about): hard boiled eggs, cereal, the same muffin/croissant, cup of yogurt, hot water + tea packets, coffee, juice (this time it was orange juice), and a fruit bowl of grapes and sliced pineapple. Our room was spacious and for us, having a private bathroom and shower is a must. This one had a single person Jacuzzi, though we did not make use of it. There is a fan in the center of the room (not above the bed) which was put to good use. There was also bottled sparkling water and mints inside the room awaiting us. For entertainment, there's a tv with directTv which you can watch at your leisure on the bed or off to the side on the couch and the ottoman. We just chose to watch Netflix on our laptop in bed. Do note that the wifi reaching the third floor is rather weak, so don't be surprised if a Netflix movie before you go to sleep takes some time to buffer or is blurrier when watching. The location of the building is very close to one of the stops on the Green line for the subway. This is key for getting around the city and is only two stops away from Chinatown Gallery which connects to other color coded subway lines. There is also a very large and nice park about 15 minutes of walking away from the building if you want to just relax and people/dog watch. Looking back at what I wrote, it seems like I have a lot of negative things to say, which is not what I'm trying to convey. It was a great place to be, I just want others to be able to avoid some of the pitfalls that we had. Quick recap: 1. Weekday food is okay, weekend food is better 2. Location is great. It has easy access to late night food within walking distance and you can quickly get because it is so close to the subway. There were also a lot of Uber and Lyft drivers around, we only had to wait for more than 5 minutes to get a ride once, every time else was quicker. 3. The queen suite room was spacious and comfy 4. Gary is a nice, welcoming host 5. I just wish some info were relayed to us via email or in-person. I looked back and found that food is served at 9 on their website, but we never went to the website. We found it through Google maps/TripAdvisor/hotel comparison websites. 6. Visit the location during the day so you don't fumble around late at night trying to find the right place. 7. Probably the most important thing is whether or not a location is worth it. This building was! It was a good value and we had a great time here!

Great house, great location, great host!

The house is historic and beautiful, tucked away in a quiet neighborhood but only steps from Capitol Hill. Makes access to most major sites super simple. The house only accommodates two bookings at a time so it's quiet. The host is lovely, very kind and helpful, and has lots of good recommendations for things to see and places to eat. Her daily breakfasts are also enough to fuel you for a day full of walking around the city.
