We enjoyed our 2 night stay at the Armour, the host Fiona was very helpful on arrival with some good dinner and daytime activity suggestions. The room was very clean, the shower hot and the bed very comfortable. After having had snow that morning we knew it was going to be cold, but good heating and electric blankets solved that issue. The hotel is on the edge of the town with all restaurants and shops just a couple of minutes walk. Highly recommend this one.

Arrived, wanted to leave! Food in fridge from previous guests - leftover juice, milk half eaten deserts... not a good sign. Went into bathroom - mold, broken bath faucet, shower DRIBBLED. Washed some clothes overnight and looked for a missing sock only to find other guests underwear, chewing gum and other assorted rubbish behind machine. Picked up a shirt in the morning only to shake out a SILVERFISH! So silverfish we supposed explained all the holes in the carpet. Booked for 2 adults and 2 children but only got a double and a fold out for 3! Reception claimed it was the fault of booking.com even though our confirmation email STATED 2 adults, 2 children! Kids had to sleep on awful fold out sofa that was all springs - ended up putting mattress straight on the floor but that wasn't any better. Just an absolute RUBBISH, expensive night.

For business travellers, Punthill Ivanhoe provides convenient access to the expansive corporate catchment area across the North Eastern suburbs of Melbourne.
Usually stay with Quest, tried Punt Hill, disappointed. Staff are on site for part of each day and if something goes wrong or you check-in after hours, you are at the mercy of security guards who can take up to an hour to arrive (not their fault). They have limited capacity to assist. The reception desk phone is an answering service and when told that your room keys are not coded for any access to let you into the garage, building or apartment floor, the response is "sorry about that, you will have to speak to the hotel the next day". I did get hold of a duty manager (off site) via the published phone number - not much they could - or would do as they don't attend site. On managing to get to my floor, security guard advised not to leave the room or floor as I could not get back up. The apartment was not cleaned (dried food on benches, floor dirty, orange mould along shower door and glass panels, carpets heavily stained, corridor had rubbish that had clearly been sitting for days. It just felt tired, and run down with little care. This property is clearly seeing the effects of extended COVID19 lock downs with minimal maintenance. The foyer and lifts feel dirty, the lift walls are mirrored and covered in greasy handprints. No idea how "extra" sanitation was being applied as advertised. The guest car park is full of what looked like weeks of linen piling up in car bays - this didn't change across 5 days ( I did not stay my full 8 -days, left and went somewhere else). In fairness the hotel moved me to a "better" room. Yes, it was newer but no, the cleaning was just poor. The corridors are heavily stained with liquid rubbish leaks (once a week cleaning means people just put rubbish in the corridor, so it leaks and stains light beige carpet. You can smell it on entry). Any surface that is greater than 2m in height has never been cleaned (years of lint and dust from internal dryers pile up, sink drains clogged with food, food in couch sides, under seats and rugs. Carpets in bedroom are again heavily stained. I have never stayed with this hotel group - I probably won't again. It just left you with a feeling that they are managing assets without any real care of maintaining a standard. Yes, it’s nice to have more than just a hotel room but you are left with a feeling of unease with how little the apartments are actually cleaned. Be careful handing back your key if you are in the basement car park. Once to put the key in the drop box, you cannot access the basement via the lift or stairwell. So, a review on a bad experience that I could not in any way say was "a one off" - there are many areas this hotel needs to lift its game - 3 star motels are cleaner and more inviting from a guest experience.

The views are good but vary somewhat - guests cannot choose rooms within a particular price range. For what you get, this place is very expensive. We can do without a dishwasher, but decent sized quality crockery and cutlery would be welcome, and a table inside, rather than just a small kitchen bench, for when it is windy and rainy outside (quite often) is needed - even a folding one would do. Others have reviewed what is lacking at length in previous honest reviews, and we would agree that guests now seem to be treated as a bit of a bother.

Pleasant, helpful staff, clean rooms with extrodinarily comfortable mattress and pillows made this a great stay. Also, good atmosphere, I felt very comfortable as a female travelling solo. Easy free parking (uncovered). Shopping centre nearby.

Just spent one night here, was looking for a central location in Richmond and this was the best find and definitely will be back. From the easy access to the location, service from the staff at Reception (Xilena for Check in) and then (Ellena) for the rest of my interactions and requests (she was even amazing on the phone before I stayed - thanks so much) and then also the rooms - very modern look and set up with great overall layout (stayed in a one bedroom) and this is definitely what I will be looking for next time. I really wish I had more time to relax and stay a longer period. This place really has everything covered and the staff are there ready to make an even better memorable experience. If you are looking for a comfortable and convienient place to stay in Richmond definitely book this place. I will be back and looking at staying in #601 again. SoYa Apartment Hotel underwent a Full Refurbishment in May 2018. There was no expensive spared, and nothing untouched. Brothers, Tom and Richard have completely transformed this classic 1960's apartment complex into a contemporary boutique Apartment Hotel. Located right in the middle of Melbourne's most chic suburb, South Yarra you are sure to enjoy your stay at SoYa. Enjoy superior amenity including full kitchens, dishwashers, espresso machines, in-room laundry, brand new luxe king beds, tv’s in bedrooms, access to hotel bikes etc etc. All apartments also come loaded with tech such as ultra-fast wifi, 50" Smart TV's, free Netflix Premium, free Spotify Premium, Google Mini (personal assistant) in every room and 10" Samsung tablets.
We were looking for accommodation close to the The Alfred and were just so lucky to have found SoYa. Everything was excellent and great value for money - really well fitted out apartments, very comfortable beds and amazingly helpful staff. This has a really great vibe, excellent location and genuinely nice people running the show. Couldn’t recommend more highly.

Location is great but the apartments are very small with minimum furniture. Kitchen was ok had everything in it. Lounge area was vey small with so called dining table and chairs . Bedroom so tiny it was the smallest we have ever stayed in. bathroom and shower were fine the best thing in the apartment. would we stay there again. NO

Beautiful hotel, amazing staircase. Fabulous food at the restaurant for breakfast, lunch and dinner. Great hosts who are welcoming and helpful. The bedroom decor is lovely with thoughtful items tastefully presented.
