Smart rooms is an accommodation in the heart of the city, near the main square Piazza Unità D'italia (maximun 10 minutes walking distance), the train station as well as the main attractions of the city. Within Smart Rooms you can find budget rooms (shared bathroom) and suit rooms (private bathroom). It is also provided by a free spot where you can park you bike. There is a dynamic and friendly environment, but also you can chill out in the terrace.
Room was fine though the private bathroom being external to the room was not specified in the booking. And the key to bathroom was difficult to get into the lock. But hands down the worst customer service I’ve experienced. Receptionist when we arrived was completely disinterested and unfriendly. Not a word about the city itself. When we came back, the staircase was in darkness and door appeared to be closed, until a different receptionist heard us trying to get in with key and opened it. We had to catch a bus at 9.30am the next morning so planned to pay and leave at 8.30am. There was no one at reception, we waited for five mins thinking they’d be back from somewhere but it was clear there was no one on duty. We left the key on desk and put the room charge plus city tax inside a note and left it behind the keyboard. It was €13. We were conscious that we shouldn’t leave without paying. A couple of days later, I saw I was charged for the room on my ccard which I’d used for the booking. So I paid twice through no fault of my own. Unsurprisingly, Smart Room ignored my email message and only responded when Booking.com contacted them on my behalf. They said they never got the money...which I don’t believe. Even if someone had taken it, it’s their fault for not having someone on reception in the morning. Terrible customer service when we were staying there and afterwards. Stay away.

The cottages inside have walls separating the rooms but between the roof and the wall there is open space. The bathroom is the only room that has a ceiling. Like this the cottages remain fresh, but you can not really separate yourself within the cottage. Its not easy like this. I suffered personally from the bad quality bulbs that were placed within the cottages, they did simply not give enough light when it got dark. The fee of the house included animation, usage of sunbed at the pool (upon availability) and usage of 2 sunbeds with an umbrella at the seaside (reserved for you during your full holiday). The beach is nice. The village has a small gym with Technogym machines (5 different). The place is very handy with small kids.

Small village, great hotel experience! They really understand your needs when you want to rest after a long day's journey. Private parking space, we could bring our dog, a bar is just across the street, as well as a good pizzeria. Staff is very friendly and helpful. Good breakfast and coffee. Perfect price/quality ratio.

Great location for exploring nearby places or wineyards - by car or you can rent e-bike. There is a nice, small park within the walking distance. Rooms are spacious, with terrace and clean. Ideal if you are seeking for some peacful surroundng. You get breakfast and they also serve dinner - excellent, hmemade food. It is a familly business and mother is cooking. Generally, the owners are very friendly.

We spent 10 days in Italy and Tiamo’s was by far the best accommodations. Clean, huge, and comfortable rooms were greatly appreciated. Their food was outstanding and Tiziano and Monica were the best hosts. This sleek and modern bed and breakfast is A gem. Pino

We been at the Hotel for 2 weeks, double room for me and my wife, wonderful service an amazing location where i get every day a simple dream sunrise, supreme view of sun shine on the sea!!! What i been impress it is service and warmth of the all stuff. thanks a lot all of you!!!

We stayed here for about 5 days. The rooms were clean and were cleaned daily. No hair dryer or clothes iron - so bare in mind if you need these items. Breakfast was very basic but coffee was unbeatable. Cute alfresco area for drinks and aperol - but take your strongest mozzie repellant. A handful of restaurants to walk from the hotel. Do not rely on public transport, have your own wheels. Hotel staff were very kind and polite, mostly non-English speaking but you can get by.

Abbiamo scelto l'albergo diffuso di Sutrio sotto lo Zoncolan per trascorrere qualche giorno all'insegna delle esperienze autentiche e tranquille e non ci siamo pentiti. Trekking ebike degustazioni e gite erano a portata di mano con la sincera cordialità dei friulani. Volendo si poteva ricevere la colazione diffusa ma avevamo il supermercato vicino e diritto a sconti nelle osterie della zona (già a buon mercato). Peccato che il tempo non abbia agevolato le attività organizzate in zona.
