First impressions of the hotel from the outside were that it could do with a face-lift. But the facade hides a fabulous little gem of a hotel inside. A very warm welcome from Dave on entry threw all of our initial misgivings out of the window. Such a friendly, warm and helpful host. His stories of how he has transformed (and is still transforming) the hotel from delapidated and dated to modern, clean and comfortable, despite his tender years are inspiring. The room itself was clean, well decorated with en-suite shower room. Nicely furnished with kettle and tea/coffee. Plenty of space for a weekend away. Dave helpfully explained the best routes into Liverpool and how to negotiate the various methods of travel. We suggest getting a Metro card all areas pass which allows you all say journey by bus, train or ferry across the Mersey. Breakfast gave us a chance to meet Dave's mother. How they ever get anything done is beyond me because we spent most of breakfast times chatting away like we were old friends. The good was lovely. Cooked breakfast. Given that the hotel is run solely by Dave and his wife and his mum, it is a huge testament to their commitment and hard work that they have made a great success of it. Some of the other guests also helped make our stay a real treat. The atmosphere of the hotel more like a social gathering. One we shall absolutely make an effort to repeat in the not too distant future.

Coming on my in I was nervous as never been here before. Nice staff member on arrival. Later came down and mentioned how there was no soap in hand-wash by sink this member of staff seemed put out. Not what I was expecting. Said can get maintenance but not sure when. Didn't say it politely or any apologies. Recommend going to morrisons??? . Just walked off as was shocked at response. I have stayed in loads of travelodges and not once had this issue. I got my own in morrisons but really I paid over 300 for my stay why should I of needed to. I didnt speak to anyone about it after as I didn't want hassle as didn't want stress on my break. The room was nice but put off by customer service.

Booked 4 rooms here for a big family wedding in the area. Reviews looked good. Also sizes of rooms were also good. The rooms were all clean. But some of the rooms had put up beds. When I asked about this. I was told no. All are full sized beds. I asked if we could check in 1 hour early for the wedding. Before Pre booking. Again I was told yes. No charge. It's sold as a Bed & Breakfast. But it dose not do Breakfast. We tried in vain to get money back. But was told is advertised as overnight accommodation Only? WELL YOU NEED TO CHANGE ALL YOUR SIGNAGE. AND ADVERTS THEN. AS WE WERE TOLD WE ARE WRONG !!!!! Look above your doors. On the day we arrived. We were greeted quite Sturnley. As if we were all in the wrong. Like naughty school children we have to follow landlady . Are rooms were basic... internet may be free but it can't reach it on your phone, you're to far away from it. TV channels were not able to get reception. Some family members booked the room for 5 people. On the day shown room. Told needs to be for 5 people. Very bluntly. notified when you booked your room it was for 4. obvious there is 5 in our family we booked for 5 , we got told we are all in the wrong quite aggressively. We thought we will cope. Told of extra charge! W.T.F. so again with put up beds. No breakfast. And you make mistake stand and try to charge...! Lady dose not know about P.R. it may be a steep learning curve here. As when we return late that night. Everyone of us were woken at 3am with people in the corridors. Shouting and slamming doors. This passed until 5am. When loud selfish people coming and going, woken again. By 8 ISH, it was time to get up as noise was to much. It's as if all people in other rooms were all on Jeremy Kyle Show. Would I recommend it. Not one bit.

Nice little B&B in an interesting area of New Brighton. 2 decent pubs within walking distance and convenient for the excellent Floral Pavilion (we were there for a Tribute Band) and New Brighton Station for the short journey into Liverpool centre. Nicely furnished rooms and a good room self serve breakfast with freshly baked bread. We had a problem with the garden room on our first night which Julie immediately solved by moving us unbidden to another room. Highly recommend it for comfort, convenience, value for money and customer service...

Don't expect 5 star hotel accommodation, but you can expect a Great friendly welcome. Great value clean comfortable bedroom with lovely big towels in the bathroom. Great food, five adults enjoyed different meals. Great, very friendly and efficient staff, even the lady cleaning in the morning was very cheerful and friendly. Great two night stay, thank you. We will be back. Although they don't serve breakfast most days, we bought a large fresh bacon bap from Porky's Pantry across the road and took it back to enjoy with a cup of tea in our large room.
