I think my rating should be 3.5 bubbles,...The hotel in located near a picture-perfect historic town of Gubbio - so this is a big plus already. Rooms are nowhere near a 4-star designation - very basic, sterile and borderline boring (think roadside Holiday Inn). A/C was not existent in mid-May (27C+ outside), had to talk to general manager to have it turned it on. Breakfast is very good for this class of hotel. All-in-all - good stay but nothing to write home about especially considering this hotel belongs to prestigious SLH group of hotels (Small Luxury Hotels).

The style of the hotel, characterized by unique vintage furniture and precious old paintings, romantic gardens, the warm and welcoming atmosphere transmits a "home away from home" feeling.
The place is perfect in order to sightsee because it is place at the center. The room was really clean, such as the bathroom and the beed and sheets, staff friendly and professional, breakfast with a wide choices. Nice place to stay, i recommend it.

I went to Umbria on a bike trip with my boyfriends family and we were changing hotels everyday because of our bike trips. This was the 4th one we changed and the worst in comparison with the other ones. 1. As soon as we arrived there of course we were tired and we wanted to take a shower. The water coming from the tap and the shower was very very filthy and normally the people that work there should notify us about it in advance or at least when we check in. Thank god we saw it on time and didn’t drink it. Afterwards i went to the reception to ask about it and the woman working there couldn’t speak english so thats why i had to take pictures and videos so she understands me. (Good cause now i can show it to you). She tried to explain somehow that there are works in the neighbourhood. Okay.It is normal that people make new buildings but notifying the guests is a must in these cases. 2. Knowing that there is no clean water in our rooms we went to ask for water at the reception. The woman working there gave us 1 small 0,33cl bottle per person. That quantity of water normal human beings drink in max. 1 hour. We went again after some time and she gave us again only small bottles. While checking out, they tried to charge us for the water bottles and we lost 1 hour arguing with them about it. It was a very very unpleasant stay at the hotel. 3. We went that night to eat at the hotel restaurant with lots of fear of getting sick since the water in that area was super dirty. We didn’t get sick - hurray. Only the forks and knifes were not properly cleaned. 4.One good thing was that when the air conditioning didn’t work in our room they fixed it in short time. 5. Another good thing was the food at the restaurant. It was very delicious but i was in constant fear of getting poisoned by the water afterwards. I hope they used other water in the kitchen. In conclusion our stay in this hotel made our holiday not pleasant anymore. I wish we never came there.

The hotel is right in the center of the historical Gubbio and it opens at two street levels. It features sixteen double rooms and two suites. Rooms are endowed with minibar, TVC sat, direct telephone, air conditioning, private bath/shower , many with sight on the town or the inner garden.
Great place to stay for a couple of nights to explore Gubbio. Location is perfect, rooms clean and comfortable. Note that the hotel is located in ZTL and you will need to leave your car at the parking with yellow gates on the Piazza dei Quaranta Martiri.

Two nights in a "Suite Imperiale". Really a magical atmosphere with stunning views as you walk around the premise and walking trails below. Staff extremely friendly and helpful. Cheers to the breakfast staff member who made us a breakfast fit for kings! We had a great veal packed dinner the first night at the castle and went to Gubbio the next night, not too far away. Highly recommend for an amazing experience in Umbria.
