We (myself, hubby and two kids 14 and 10) spent two weeks here and we all said it is the best holiday we've ever had. The 3 bed apartment is huge. With a terrace at each end spanning the entire length with loungers, table and chairs and a corner sofa. Inside had everything we needed. Full working kitchen, massive lounge/diner and 3 bedrooms two double and one smaller with two single beds. Two bathrooms and one toilet. The lovely housekeeping girls would come in every other day to change towels, empty bins etc. It is literally a minute walk to the beautiful clean pebble beach and a couple mins more walking to the strip with restaurants, cafes etc. The prices are really good and the service in all the places we visited was fab. Friendly street cats come over and say hi all the time which we loved. The bus stop is right outside and the buses are regular and very cheap too. There is a supermarket right next door. Also a bakery, cinema a lovely Korean restaurant and a gym plus a couple of other shops. There is also two small cafe/bars beneath the complex. The scenery is out of this world. We live in Devon which is beautiful but nothing compared to this part of the world. Lastly but most importantly to us anyway are the girls who work on the Reception. Amela, Karmen and Ana. What a credit they are to this company. They couldn't do enough for us. They helped us with ordering a takeaway from a local place. Suggested and helped us book excursions and would always have lovely smiles whenever we walked past and waved. They are such wonderful people and we miss them already. Totally recommend this place. So much that we are going back next year x

Orka apartment's are family business started in 2006. On the property we have two houses, old and new one with swimming pool between them. Orka house has 4 apartment's, one studio apartment and one studio and new Lapad house has 5 apartment's and one studio, mostly all with the sea view. All apartment's/rooms are with the kitchenette and basic dishes, air conditioning, tv, sat, free wifi internet. Our family house is date from 16th century and has a beautiful small chapel in our garden in the back of the house where is also a nice terrace with the sea view. There is also a swimming pool with jacuzzi where you can relax. Since we live in the same house we are always available for our guest for any questions or any help if they need. We’ve just spent three nights in one of the apartments. For Brits, it was about £25 in a taxi from the airport. It’s in Lapad, about 10 minutes on the bus from the old town in a marina area (cruise ships are parked up for the night on the stretch of water opposite). On first sight, the apartment is very small and simply decorated. Style wise it’s not going to blow anyone away but it’s thoughtfully equipped with most amenities - 2 hobs, a fridge, dining table and sofa. The tv didn’t appear to have anything but Croatian and German channels. The apartments own WiFi isn’t great but there is a free WiFi with a much stronger single if you want to run Netflix etc off a tablet. The pool is a nice to have and was pretty empty most the time. Above the pool area up the steps is a wooden table with views across the water which is a really nice place to have dinner. The apartments have a restaurant attached - comparably it was expensive and with a limited menu mostly of Croatian dishes. Good view though from the terrace area. Directly to the right of the apartments within a couple of minutes are a posh burger place and a pizzeria, not cheap but cheaper. There are numerous eateries and bars further along to the right. Getting into the old town is easy - turn left out of the apartment, follow the road and buy bus tickets from the kiosk. It’s the number 6 bus and goes from the opposite side of the road from the kids playground, stopping opposite the armoured vehicle. Buses can get really packed but are very frequent. In the old town the returning buses go from the same point. There is also a mini market directly next to the bus ticket kiosk on its right. All in, if you’re looking for a decent inexpensive self catering option with pool this is a good option. It’s not perfect, it’s very bijou and sounds carry. However it’s clean and got everything you’d want and with the advantage of a very helpful hostess.

This apartment was beautiful and looked newly renovated! It came with a couch, small kitchen, bedroom and private bathroom. The bed, pillows and comforter were extremely comfortable Our host was very kind and there to answer any questions we had and give us recommendations. It was an extremely convenient location; we could walk around and pop back in if we needed to drop something off or take a quick nap. The building was nice and secure, we really liked the security system and how to get into the apartment. The only con is the noise from outside. The bar in the alley is extremely loud. It is said that the loud music has to stop after 24:00 but we found it going till about 1:00. It isn't the apartments' fault that the bar is incredibly loud, but the windows do not provide any sound barrier like the walls do. We did not sleep on our first night but on the second night we were able to buy some silicone earplugs from the pharmacy across the road, they were a life saver and are highly recommended. When arriving to the apartment, it is easiest to tell the taxi/uber to drop you off at Pile Gate, as they cannot drive to the apartment's location. This will involve the least amount of walking and steps.

Apartments are located just few steps from the main Dubrovnik street Stradun. Unlike most of the properties in Dubrovnik, especially in Old Town, to reach our apartment building there are literally no steps. However, please take in consideration, there are 3 floors to climb within the building, depending which apartment you have booked. The apartment building is originally around 400 years old with all the original elements houses had at that time, such as stone walls, wooden beams, chimney at attic floor, etc. In order to make our guests more comfortable, each of you are getting free fruit basket and cold refreshments in your fridge upon arrival. Our main moto is to be "your home away from home" and based on guests reviews at Trip Advisor and all other channels, we are happy to see our guests have recognised that.
This was our first trip to Croatia. It was a joy to travel as we are used to doing city break several times a year, but Covid has put paid to that this year. This part of the country is stunning and the apartment was spotlessly clean, very spacious and perfectly located. The bed has a memory foam mattress which we found really comfortable. The room is well equipped should you want to cater for yourselves, but with so much choice there is really no need. Literally seconds away from a huge number of restaurants and bars. Two minutes walk to the Old Town Walls. We would definitely stay again if we were returning to this gorgeous city

Don't look at any other place. We stayed here for a few nights and had such a great time. Sejo is the absolute best host! We had the most amazing time!! It's in a beautiful area outside of the city but the bus stops are right in front. It was nice staying away from the crowds.

Nije Presa Apartments offers you three luxuriously decorated apartments in a newly renovated 14th century stone house. Located in the very center of the Dubrovnik Old Town apartments are few steps away from all main sights, restaurants and beaches.
There are 3 studio apartments just off the main strip of old town (Stradun), we were in ‘Orlando’ on the 3rd floor. As per other reviews there is a lot of stairs if you have an issue with your legs or health be aware. Dubrovnik old city is pedestrian only so it’s a walking holiday break/ plus many flights of stairs to the room. But you’ve been warned ! The studio is beautiful and spacious not at all cramped. Wifi and tv worked well. Shower and hot towel rail worked well. Iron in the corridor and washing machine in the bathroom (no dryer but heated towel rail works well). Full length mirror was lovely good space for trying on clothes make up hair etc. With a plug there too. Bed comfortable and amble room for hangers and storage. Kitchen equipment provided including microwave, nespresso machine kettle. I would recommend if the owner could provide a welcoming bottle of water on arrival. We stayed in 5 other location/ apartments in Croatia and this was the only one which didn’t provide a complimentary bottle of water. Location was slap bang in the old town but old town is small so no matter where you stay in old town you would be slap bang where you need to be. Our apartments are situated in Lapad, 250m away from beach, where are situated facilities like jet ski's, trampolines for kids, street with restaurants and caffe bars, cocktail bars, 400m away from the bus station no 6, shopping center, banks, post offices, university etc. We have 3 apartments. One is for 2, one for 5, and one for 6 persons. Every apartment has its own kitchen, bathrooms, and terrace with sea view. My wife and I recently stayed here for a week. This is without doubt my favourite apartment my wife and I have stayed at over our travels. It's clean, extremely well priced and very presentable. If you want mahogany bed frames and silk curtains, this isn't the place for you. This is the perfect place for a cheap get away. Upon arrival at Dubrovnik Airport we were warmly welcomed by the driver and manager of the apartments. When we got back to the apartment, we were given a very quick tour of the room and its facilities and then left to unpack and such. We were provided the contact details of management for Facebook messenger and a mobile number. There was rarely anything we needed or wanted as everything was provided to us before we would ask. Towels and such. But we did ask for a few recommendations on restaurants and general questions about how to get about town. While it may be a little while before getting a reply, every reply was very helpful and covered all bases. (If you want restaurant suggestions for dinner, ask early, common sense really.) The apartment was located maybe 200 meters away from the beach. The stairs down to sea level are a bit of a work out, however, there is a hotel just below that you can cut through. (they have an elevator) We also booked an excursion through the hotel. This was perfect and everything I was told would happen, did happen. Everything was on time and there was no drama at all. Out of curiosity I checked the price for the excursion if bought from one of the stalls down on the promenade. We paid equal or less than that of the promenade which is amazing. Hotels almost always try to squeeze you for every penny they can but not these guys. We are already looking into when we can go back for another visit. I totally recommend them, they are such nice people and a wonderful business to deal with.

Read the review Michael L wrote in 2018 and fast forward to September 2021 it is the exact experience we had! Wish we read it before on here and not the ones on booking.com.! DO NOT STAY HERE!! Dora is a horrible woman and yes the card machine not working trick is still not working in 2021! No hot water for three days, the apartment was filthy and when we asked for it to be cleaned again she refused. We are still under COVID restrictions and refusing to clean an apartment is unacceptable! She lives above the apartments and refused to meet with us to check on the problems but then demands the payment for the room. She sent her husband banging on our door at 8am and threatening us. The customer is never right with Dora so spend your hard earned money elsewhere. Tv did not work, aircon was not cooling. Bed springs were so bad and worn. No storage, room smells really bad, dust everywhere! DO NOT STAY HERE!!! From other reviews the following has been established: Tv does not work There is no hot water Apartments are filthy Photos online do not represent the actual apartment in person as it is a scam Card machine does not work because it does not exist Beds are worn and linen dirty Bad smell in rooms Described as serviced apartments - do not expect any servicing should you have a problem Dora will cancel your booking and refuse to give a receipt for payment. Continuous web of lies from Dora as this is a scam property. She also cancelled our booking on booking.com which from the other reviews confirms this is what she does so no one can leave a bad review for her. To date she is still sending us threatening messages on whattsapp where we have now blocked her. She refused to give us a receipt for the money we paid and left the property saying she would be back in 5 mins. Please DO NOT STAY HERE! She is a racist individual especially at the fact we were a mixed race couple calling us derogatory names. Booking.com is currently investigating the situation. Definitely the worst stay and experience we have had on our travels.

You can also use splendid sea view terrace with tables, sun beds, and grills. There is a lobby with a coffee machine and beverages. We are here to welcome you with drinks on terrace.
Felix was a fantastic host. He made us feel very welcome here. We were really impressed with the location and considering the price of accommadation in Dubrovnik, this was certainly good value. We couldn't get over how clean the apartment was and there were essential provisions provided too. He also had a drink ready for us and our 2 girls upon arrival which was a really nice gesture. If you go left and only walk for 10 minutes it brings you straight down to the Old Town and if you cross the road and take a 5 minute walk, it will bring you straight to Bellevue Beach which is a small pebble beach that is popular for swimming and sunbathing. The restaurants near these apartments are within a 5 or 10 minute walk in the vicinity and are much better value and they are not as expensive as the tourist traps in the Old Town. It is also overhead a 24 hour bakery and there are 2 small supermarkets nearby so it definitely sells itself. Felix also arranged an airport transfer and he was always at hand if you needed help but he still gave you your privacy which is a sign of a professional host. Great host, great location and it is so clean too.

The Apartments are easy to find, directly opposite the Hotel Kompas, on a one-way street. Parking can be a challenge but Ms Silva herself is amazingly helpful with the parking. She helped us twice get parking immediately outside the Apartments. Access to the apartments is up a couple of flights of stairs. The one we had was spacious (3 beds), very clean with a great balcony, with a good view of the beach and promenade (& sunsets). The beds were great - very comfortable and we slept well. The bathroom was fairly basic, with a shower with a strangely wobbly floor. However, it all worked well enough. Ms Silva ensures everyone has access to Wifi. However, we struggled a little with it, as it was slow and dropped signal every hour or so. The signal to the TV was poor while we were there and we did not bother watching it at all. We enjoyed access to a simple but perfectly adequate shared kitchen, which we used for cooking our dinner and preparing breakfast. Access to the local beach is close but a fairly steep climb back. We used Uber to get to the Old Town - very easy there and back.
