We stayed here for 3 nights in June, choosing the hotel based on the good reviews and the location. We were not disappointed, the estate is simply stunning, beautiful buildings, flowers and olive trees! Our room was simply furnished but extremely comfortable, and came with their own olive oil soaps, shower gel and body lotion which are fantastic! The pool was clean and the sunbeds were very comfortable, there is a small pool bar also with a few snack and drink options. The breakfast system worked well for us, due to covid there is no buffet currently, instead you message the team via WhatsApp the evening before with what you would like, choosing from a wide range of savoury and sweet options. When you're at breakfast you can ask for additional items as well - the homemade cake is a highlight! We ate at the restaurant multiple nights as the food was so good, the menu isn't large but everything is perfectly cooked and uses local ingredients. There is also a bar with views over the countryside and of Assissi which was the perfect spot for aperitivo! The whole team were excellent, really friendly and helpful, we will be staying here the next time we are in Umbria for sure!

We loved this place. From the moment we arrived Lori and Justin made us feel at home. The location offers spectacular views and the accommodations are top notch. Breakfast was heavenly. We don't normally stay in B&B's, but this experience has changed our minds.

We thoroughly enjoyed our five nights as lord and lady of Castle Di Giomici! It is a beautiful castle in a fantastic and peaceful location. Well located for exploring central Umbria it made an ideal base. Breakfasts provided a good selection and the dinner we ate in the castle was very tasty! It is good quality bed and breakfast in a location fit for a boutique (and far more expensive) hotel. As such it provides incredible value for money. Strongly recommend!

The Palazzo was built in 1500 and at the beginning of the 19th Century completely restored.With much love and respect for the dignity of the Palazzo created the owner from 2004 to 2005 three apartments and two luxury suites with a stunning terrace with a panoramic view over the lake Trasimeno and the Umbrian-Tuscan landscape. All guests of the palazzo can also enjoy the 2 km distant countryhouse of the owner with large swimming pool, sunloungers and parasols.
Thank you Mario for another wonderful stay. The appartment is fabulous and well equipped. Beautiful terrace and the use of a pool at Mario's other location. Brilliant location in a beautiful town. Mario is welcoming and helpful. We will be back again next year.

The country guesthouse La Palazzetta di Assisi is located in the heart of Umbria, precisely in Sterpeto di Assisi, on the Western side of the hills that gently stretch from Assisi towards the Chiascio river. An oasis of peace and tranquillity, where you can taste and discover the beauties of our region.
This is the perfect place if you want some relaxation. Easy to reach and not too isolated. The owners were very kind and had a lot of suggestions on what to visit and where to eat. The flat was recently renovated and it has everything you need, included a kitchen area and a small garden outside. The swimming pool during summer is fantastic just like the landscape. I highly reccomend it.

Self catering houses, rooms and charming cottage into the medieval hamlet of Messenano. The houses are into the hamlet, there are terrace balcony patio and open spaces, the cottage has garden and private pool. Relax walking reading great food and wine. Great spot to visit Umbria and its wonderful towns, Marmore Falls Lakes..... Our Guest could stay by us one week or more. They could decide to rent self catering house or B&b or half borad. We found this delightful borgo via our timeshare exchange company and rented it as a bonus rental. We stayed in Giovanna's House, number 12. A centuries old 2 bedroom home. On either side of our home were neighbours who had lived in Messenano for most of their lives. We enjoyed talking to the locals. I have been learning Italian for 5 years and was forced to use it, because very few residents speak English. WE visited at the end of the tourist season and so did not encounter any other guests there. We arrived early on a chilly evening and were most please to know that a delicious 3 course meal had been prepared for us, and the restaurant "Il Prato" opened just for us. It was not open at any other time in the week though. The hostess Emanuela was most helpful by offering advice as to what activities we would enjoy. She suggested we visit a festival in the picturesque nearby town of San Gemini . this day was one of the absolute highlights of our month in Italy. Without Emanuela we would never have gone. It is VERY IMPORTANT to us that we have a very comfortable bed, and we did. The floors, kitchen and bathroom were all very clean but the lounge furniture needs to be updated. The location of the borgo is excellent. The setting is tranquil, private and boasts scenic views across the beautiful forested hills and countryside. There is an attractive pool and terrace, but as we were there in cooler weather, it was closed. The borgo offers mid range accommodation. WE had been staying in 4 and 5 star accommodation for the first 3 weeks or our trip. We were moving every 3 days or so and covered a lot of ground in southern Italy. To settle in to one spot for a week, in what evidently had once been, Giovanna's home. many of Giovanna's belongings are still there. On the downside, the house did not have its own laundry. Our timeshare agency stated that one was included. ( our own time share town house in Fiji has a washer and dryer). Emanuela did wash our clothes for us twice, but there was an extra charge. There was also an extra charge for heating and Wifi. ( The remote location meant that the wifi was very weak) The borgo is mid way between Aquasparta and Spoleto and there are small supermarkets about 15 minutes drive away. However, 700 metres from the borgo is the "El Paso" ristorante, bar and shop. It became our "local" for the week. If you arrive at Messenano/Firenzuola late in the day you can drop in there to buy essentials. Eggs, prosciutto, cheeses, fruit, milk, juice, coffee, soft drinks, bread , pastries, icecreams, snack foods etc. There is also a licenced bar and the restaurant serves pizzas, pasta and other traditional meals all cooked to order. A very handy and clean establishment. If you have a car and like exploring the Borgo di Messenano just may be the place for you. If you like to be right in the middle of the action, its remote location will not suit you? Also if you want very recently renovated accommodation it is not for you either. We enjoyed our week and are glad that we visited.
