Great hotel and would recommend. Clean, still has a freshness about it and bar service has improved since previous stay. Rather overpriced for drinks. Once the promenade repaving is complete it will look and feel even better.

Staff Excellent and bar and breakfast food and service were second to.none with a decent breakfast setting up each morning for the day ahead. Only downside to bar were the lack of snacks (happy fatty) and also still bottled water for the hot nights due to a broken radiator. The only downside for this hotel are the rooms. We booked and paid for a standard double room and were given the small double rooms. Not much difference but the extra room would have made it feel.less cramped and you also want what you pay for I suppose. Our room also.went straight out to a fire escape which meant people.would have come through our room in the event of an issue. Dated rooms however can't take away the staff friendliness and also the location and views when out on the front. Straight overlooking g the coast and plenty of decent bars and eaterys down the road. All in all it was tolerable for what was needed.

Good location for the empire theatre and other activities in Sunderland. Friendly staff, limited parking but there’s multi-storey opposite the hotel. Noise from the road esp if room is at the front, constant ambulance noise as hospital is nearby. I wouldn’t say it was value for mo ney as I booked it when there was a concert event on a Thursday so they put the price up. Any other time, it would have been a lot cheaper.

Stayed to attend a funeral. Staff were marvellous and left a condolence note and treats in our room! Food was varied, tasty and good value. Despite an early morning evacuation because of fire alarm we would definitely recommend.

We’ve just returned from a couple of nights staying at the Lemonfield. What an absolutely fantastic place to stay. The owners are welcoming and friendly and can’t do enough to make sure you enjoy your stay. The room was spotlessly clean and the bathroom was modern and spacious. Tea and coffee making facilities are available in the room along with biscuits. We opted to pay extra for breakfast, which was extremely good value. The cooked breakfast was brilliant and it was also great to have fresh fruit salad and yogurt available. The hotel has private parking and is in a fabulous location, close to the beach and with a great variety of restaurants within walking distance. We can’t recommend this place highly enough and look forward to returning ourselves.

We are currently staying at this guest house and could not be happier, it’s a great location on the beach and close to the stadium of light. The place is immaculately clean and has everything you need for a few nights stay, there is also the added bonus of a fridge and microwave in the room. All the bed linen and towels are so nice and have that fresh linen smell to them, the bed in our room is really comfortable and I had the best nights sleep I’ve had in a long time, I have never visited this area before and I am really impressed with its beach with all the restaurants along it and I would recommend waking down the beach front a little and visiting the stack with live bands and street food outlets. I would recommend the balmoral and terrace and will definitely stay here again while in the area.
