Came enrolute to Edinburgh,part of coach party with daughter,they accommodated her to a ground floor owing to disabilty,nice staff,very helpful, lovely meals in restraunt,nice clean room,spare towels,tea making,hair dryer,and yes with a bath and a shower,a nice place to stay,we stayed two nights,wish I could have stayed longer,couldn't fault it,we did Friday to Sunday, would recommend it ,thankyou to staff making our stay very pleasant

The hotel was average - good. The only negative comments I can mark are that the key cards were very temperamental and I believe that the cleanliness could be improved. The staff members were excellent and made the stay much more enjoyable. If the staff members weren't so great I would have definitely marked this location lower.

We've stayed in many if these hotels as a family, and always been happy woth our experience. This hotel did disappoint due to it being very tired, a little grubby and smelly. The carpets and paintwork could donwith attention, and the general cleanliness of the place needs more work on it.

First of all, I think some of the pictures from the hotels oversells it quite a bit, because it is not very good value for money. We wanted a nice little base (locations-wise) between the airport and Edinburgh as we had a rental car, and we thought the hotel would fit the bill. It didn´t. Following was bad: -room was hot like a sauna and the radiator so old, we couldn´t adjust it down. So we had to open the window, which in return gave noise from drunk youngsters who use the prking space as their central meeting point Friday and Saturday evenings/nights... -after opening 2 windows (bedroom+toilet), they couldn´t be locked again, because theywere so old -room is VERY very small -bed is a small queen bed, I slept very badly as me and my girlfriend woke each other up just if one of us moved in the slightest bit -generally old and worn out hotel, shabby! -noise from drunk youngsters the two nights we were there, and the police came Friday evening to talk to a guest as well, not the reception we had hoped for... Location is OK as small shops/supermarkets and a little café is close by, and with a rental car you are quickly on the highway or at Livingston North Train Station. But the rest is just poor quality, we regretted very much not having spent some more on a better quality hotel.

This is in the middle of a housing estate as seems to be the case with lots of visitor attractions too in the area Great for visiting Hopetoun Midhope Blackness Craigmillar Linlithgow The Kelpies and Falkirk wheel .... Comfortable clean hotel in lovely wooded area. Woke up to deer in the grounds.Staff were friendly but don't really listen to you if you comment negatively The hotel was still following " covid" protocol but they don't tell you this so room was not equipped for our 5 night stay and was not serviced which we didn't mind as don't need clean towels bed made etc BUT had to ask for the loo roll shower gel tea bags etc ps hate UHT milk! It just didn't quite get there even though the staff were nice there is just something lacking here Like pancakes with fruit for breakfast- they had no fruit even though there is a convenience store selling it 2 mins away and a supermarket 5 mins away And they are open as a bistro for breakfast lunch and dinner - It's not a budget hotel @ £145 per night so you expect them to have what's offered We did seem to be the only guests for most of our time there but there were lots of non residents coming In Evening meals we had twice were fine but again lacking ingredients listed on menu Train station only 2 mins away with easy access to Edinburgh much cheaper than the £4.75 ph car parking, so if you want somewhere as a base it's great but they just need more attention to details Would not rate it 4 star very good but it is better than a average 3 star

Second visit first was for business and I enjoyed it that much I brought my family here. Lovely rooms and an excellent breakfast. Quality food and lots of it you will struggle to eat for the rest of the day. Elizabeth is a brilliant host and is a feeder. We will be back again

Set in a quiet residential area, this friendly family home which has free Wi-Fi, Sky TV, and parking facilities, is most welcoming and is an ideal base for the business traveller and tourist alike who might be looking for the comforts of home whilst away from their normal residence.

an amazing stay!. I will not stay in a hotel in Livingston again as home from home has everything you could ask for in a luxury hotel.. Tasteful decor, spotlessly clean, wonderful host, a wee dram in the bedroom, lovely shower and wonderful breakfast, not to mention clootie dumpling! I’m looking forward to my next visit and would recommend to anyone visiting the area.

This was booked as an early Christmas present for my mum and I by my sister, as we were going shopping in nearby ( 5 minute drive) Livingston outlet. We knew nothing about the hotel, but we certainly were not disappointed! What a glorious experience it is being here. The host was really very welcoming and friendly. The whole ambience of the place is different class. Breakfast was great, fresh choices and in our opinion great value for money. Our only question on leaving was- when can we come back again? Can find no fault. Superb.
