I will not state my review based on view or location since other reviewers have touched. Diving down straight to the facts as follows: Value for $: Excellent and all budget travelers can indeed have the basics at an affordable pricing. Mattress and pillows: Good and comfortable. Duvet and sheets are old but clean. Towels are old as well but I should they are clean. Electrical appliances: Overall very bad condition from the water heater, kettle, plug points and LCD tv from early 2k era. TV Channel avail is pathetic. Overall lighting is good though, especially for ladies who need to apply make up. Room bell wasn’t working as well. Don’t expect for wifi either which is considered a necessity like electricity. Washroom: Not up to the standard at all. Leaking and moldy. Point of view: The management should command higher ARR (average room rate) and invest those funds to make the facilities match the amazing view this resort command. Thank you folks.

I stayed in a private bungalow for 2 nights. They're aging but still comfortable and I had no complaints. The real selling point is the tea plantation and view of the escarpment. Simply stunning sunrises and even more spectacular sunsets. I felt like a British colonialist, minus the pith helmet and convoy of elephants. The food at the restaurant was standard fare and won't win any prizes but nor will it leave you hungry either. Keep an eye out for amazing insect life too. I saw some of the biggest bugs and mantises you're likely to ever come across. Welcome to the jungle!

Best view of Mt Kinabalu is definitely from Studio 2. However, the room is very, very old and run down. Cockroaches, mosquitoes and cats. Wanted to self cater during our stay but there is no refrigerator in the room despite having a small kitchen. The lady let us store our groceries in the drink's fridge downstairs. There is no breakfast here. Cooking limited to one wok and a rice cooker. Very limited utensils, crockery and cutlery.

I had a great experience in this guesthouse. From the kindness of the staff through the delicious food to its location, everything was superb. The staff genuinely took great care of me and they were helpful and kind at all times. I loved the food a lot, especially the fish and chicken with butter milk sauce. Their veggies and grilled chicken are also a must. It is very near to the Desa dairy farm. The landscape there is amazing (it is true that it looks a lot like New Zealand!) and there are some popular trekkings in the area. Many thanks to the staff for having such a great experience!

Good location, along the road. No need for steep hill climbing. Place is easy to find too. Check in was breeze. Clean living area. Need to remove shoe before entering. Room given at the ground floor within the building itself. Adequate sized room, two big double bed. Clean sheets and towel provided. Warm blanket. Toilet was clean with very hot water and water pressure. Surprisingly, basic toiletries was provided as well (mini soap and shampoo) together with kettle and instant coffee. Kitchen located outside the room (sharing). Clean and well equipped. Another sink provided at the pantry (outside the kitchen) for washing dishes. Fridge, microwave, hot water and coffee tea available at the pantry too. There is tv in the hall but we didn’t use it. Very good wifi within the room. Very quiet and comfortable. The staffs were always inside the staff room and that actually made us very comfortable and gave us extra privacy going up and down to the kitchen. Perfect mountain view in the morning. Check out wwas abreeze too. Overall, highly recommended. Minus points: A bit of houseflies within the room. Having the fan on was helpful. Perhaps insect repellent should be provided. Also, the windows could use netting as we would like to enjoy the cold weather, but there are mosquitoes is left open.

It is quite a drop down from the main road into the car park and a good test of your driving skills to get back out again. We checked in at 5pm and had booked a double bed, but were given a room with two singles, when asked about getting a room with a double bed they were very obliging, but we turned it down when we realised the view of the valley below was amazing from the first option. Rooms were basic but appeared to have everything that we needed. After a long day of travelling all we wanted was a beer, food and a shower. 1. The restaurant was open on arrival and we enjoyed a beer. 2. The water wasn't working and stayed off until about 10pm that night, problem with the pump. 3. When we went back to the bar after being unable to shower, it was closed. One of the staff had become unwell and there was noone to run it. Overall not the best and we can't review anything fairly. We went for a drive and found a Restaurant further up the road, Positives. Nice beds Great views Serves beer in the restaurant Close to the National park, 1km away Showers were great when working Negative, the piped music gets a bit monotanous. Can't comment on the food, but the menu looked basic.

Great location at town, with its stairway just beside KFC. Simple clean room with complete basic facilities. The staff would allow guests to use the semi-auto washing machine for free. Good enough for short stay at reasonable price.
