Friendly, professional staff. Wonderful room - clean, comfortable, everything in great condition. Interlocking rooms with the kids. Dinner was superb - really high quality. Breakfast also great. Would recommend.

A country house hotel and yet only 1km from the town center. Originally a mill owners mansion, many of the elaborate features of the original architecture have been retained. All bedrooms have been refurbished to a high standard and include 14 satellite TV channels including movies, sport and foreign languages. Wireless internet connection is provided free of charge and a snooker room is available for residents.
Clean and spacious room, staff were very pleasant, food was very good ,(recommend the fish & chips) , plenty of parking and outside seating, one of the best breakfast we have had in a long time. Stayed in room 29 which also had its own outside seating area.

Once the private home of a wealthy local tea merchant, The Oaks Hotel has been restored preserving the grand feel of a bygone era. The lounge area is dominated by a 25ft high stained glass window depicting the story of Abraham Althams life and work in the Burnley Area.
I stayed at the hotel for 2 nights with some colleagues. The lady on reception was friendly and helpful. We'd read reviews so were intrigued as to what we might find. The adventure began with us trying to locate our rooms. Up stairs, down stairs, up some more stairs, down some more (we actually didn't use the same route each time we left/returned due to the confusing layout). My room was a bit tired but adequate (I ignored the carpet stain, after all I didn't plan to sleep on the floor). My other colleagues had a curious mix of built in and 4 poster bedsteads and mismatched furniture. But the rooms seemed generous sizes and bedding clean. There were a couple of issues with the door handle not working and a loose shower handle but I reported them to reception. One of the other rooms had a loose basin tap and the shower in my room had low water pressure (or possibly scaled up shower head?) Breakfast was good, plenty of choice with cooked or continental breakfast offered. The fittings around the restaurant area were a bit shabby but it seemed clean and bright. Again staff were helpful. Drinks in the bar were ok but I felt it was a bit grotty -nothing that a spring clean couldn't fix but not a super welcoming room. I used the pool and while it was a nice pool the water was very cloudy, which put me off spending too much time in there I don't think I'd book again as I thought that, even ignoring the decor, there were just too many things not quite right. Plus I found the layout incredibly irritating. Maybe a change of ownership will perk it up?

Arrived back home this morning after a wonderful overnight stay I can only say. Wow to cleanliness. Wow to comfort, wow to beautiful rooms , wow to breakfast locally produced items, wow to staff, the most helpful friendly service that would be hard to beat We stayed here while we were visiting the white swan Michelin star restaurant , but will return for another enjoyable stay here and sample their restaurant 2 minutes away at the fence gate inn which looks full of character with a great menu Thankyou to all the staff and keep doing what your doing Many thanks

Grade II listed building with 14 rooms. Wedding and conference facilities upto 80 people. Located in Padiham close to Pendle Hill and Gawthorpe Hall.
Hotel was beautiful, lots of lovely touches in the rooms & dotted around the hotel. Staff are all so welcoming and lovely, really went out of the way for our party. We attended for a pre wedding weekend & function - the venue is beautiful, and the food is gorgeous! We would highly recommend and definitely come again!

2 night stay myself and my wife , a wonderful place very happy and pleasant owners Dave & Mark . Beautiful surroundings very clean room and whole premises inc lovely garden with nice views . Would highly recommend we will both definitely be booking again ?? Asif & Zareena ?

Arrived and on the first day my toilet seat had pee on it! Asked reception to change room which took almost 1 hour At dinner asked for a chicken burger and we received basically a burger that you can buy at Iceland or Lidl 4 for £1. Complaint and the receptionist called the so called chef which argued with me and said was the Head Office fault that the menu was not good and she was just following specs and order. Total rip off!!! £11 for a processed chicken burger. My wife didn't eat at all the burger and not even a refund was issued. You can see in the picture. Late at nigh time the receptionist call to my room saying they were offering a drink to compensate... unbelievable! Breakfast was only English breakfast (eggs, sausage, beans and bacon) alongside some cereals and defrosted cakes. All was constantly not in stock and we needed to wait constantly for croissants and cakes which they said to us they were defrosting... Amazing how you are so honest and say that you are serving frozen stuff. Not even ham or cheese. Its a basic in any hotel. Just ridiculous. Close your breakfast and dining room as clearly you don't know what is to serve food. Customer experience 0. As mentioned not even a refund was offered! Avoid at all costs

A cosy 17th century guest house with all modern amenities, surrounded by countryside and walks in every direction, 2 village pubs and only minutes away from several towns.
Quaint guest house located in the centre of a lovely friendly village. Beautiful and spotless rooms but it's the little things that really make a difference. Double quilt on a single bed, blinds as well as curtains, brew kit and biscuit, iron and ironing board and an alarm clock. I think they thought of everything. Recommendations for the ale and pie & peas at The Crooked Billet and The Village Store next door was a gem, both really friendly and convenient.

Absolutely amazing. Service was spot on and as was the food, Lauren was amazing from check in to evening and as was the lady who served us that night, didn’t catch her name but she had red pants on looked to be a manager and was very attentive Will be returning
