The place is not what the hotel's website says! The pool was half full ( was being filled up by a hose extension). it took three days to fill it up. The pool area was completely abandoned with bathroom full of Dust and dirt. there were only two umbrellas at the pool area and we had to stay under a tree for the shade. sunbeds were dirty. No services at the pool. to get water we had to walk all the way up to the restaurant. Room is cleaned every three days. No car parking. lack of staff. The restaurant staff were very helpful. apart from the nice view on the beautiful Umbrian hill. It was an awful experience. and for the amount i paid I would rather stay at a 5 star luxury hotel. Its more of an Airbnb than a Hotel

The hotel and rooms are very good for pilgrims. Rooms are clean and the staff is super nice and will help you as much as they can. We came 1 day before as planned and they still manage to make a room ready for us. They were so helpful with everything, exactly what we needed after a very long pilgrimage walk from Gubbio to Valfabbrica. We recommend this place in Valfabbrica.

The hotel is about a 10-12 minute walk into town and has parking (5 euros) and is pet friendly. The rooms are LARGE and so are the bathrooms, they even have an outdoor seating area (we did not use it, it was way too cold). Everything is very clean and looks brand new. Bed was large, but we found it a little on the hard side. Large shower in the bathroom too, but no shelf to put your toiletries. Hosts are very nice and went out of their way to accommodate us. Check out is at 10am, which we found to be very early. We just stayed overnight and enjoyed it, it was perfect for us. All the rooms have a spectacular view of Perugia and the surrounding countryside.

The complex consists of six farmhouses with a total of twenty apartments which dominate the valley and offer a magnificent panorama, facing on one side the beauty of Città della Pieve, and on the other, an enchanting green landscape.All the apartments, handicap accessible, are equipped with a kitchen, a living room, two bedrooms and a bath, with the exception of two units which have an open living room/kitchen area.The panorama one can enjoy from any of these apartments is one of the most enviable in Città della Pieve, offering an exceptional view on the town where one can dine in comfort, perhaps by moonlight or candlelight, for an enchanting and romantic evening.
No hesitations here, this place is just perfect for families or couples. The property is just beautiful with lovely views, and a very well kept garden and pool. We stayed in the suite which was perfect and just what we wanted. The owner is very obliging and we will definitely return. Thanks Massimiliano!

Belonging to “Ordine di Malta” until 2006, happily situated inside the natural area of “Ecomuseo del Tevere”, the historic building of our tourist “Residenze L’Uncinaia” was renovated and re-open in 2008 as the first step of an ecological and ethical development. The project has gradually become a kind of business network kept together by the passion, the competence and the friendship of its promoters. The vegan restaurant “Yoo”, (in the vicinity of our tourist home) where our guests are invited to enjoy their dinner, was born in 2013 in the place previously occupied by a traditional local restaurant. The new aim is to welcome and please all the guests sharing our priority: the respect for the nature and the human being. Thanks to an original space organization and a new concept of the service we offer, the restaurant “Yoo” represents the ideal frame of the welcome – warm and professional – that our guests will receive. The two main aspects of our network project – the historical prospective and a very close contact with the nature – merge harmoniously together matching with a continuous research of new solutions and a vivid look towards the future. The Holiday House and the Restaurant “Yoo” are located not far – just a few kilometres – from the historic and artistic centre of Perugia, easily reachable by car or by bus. Perugia, ancient and artistic town, is at present going through a deep social and cultural metamorphosis, embracing new trends and leaving behind all old prejudices. Castello Monticelli is a set of historic buildings which are part of the Italian National Endowment. It is under direct protection of the Italian Ministry of Culture. Its history goes back to the 11th century AD, although more recent research suggests that the construction of at least some of its buildings may date from the 6th century. It is located on top of a lovely and green hill with a beautiful and panoramic view all around. In the north eastern direction, the walls and the most antique parts of the Etruscan city of Perugia are perfectly visible. The castle has four military towers which dominate in an harmonious way a medieval hamlet of rare beauty. A careful restoration which has been very respectful of the original character of the buildings, allows visitors and guests to fully appreciate the beauty of the hamlet and to understand why it has been listed by the Italian Government. The guests can enjoy a unique and unforgettable experience by choosing between various luxury rooms and suites, all finely furnished and all with a spectacular view on the valleys around, and several comfortable and spacious apartments, all with Tuscan terracotta floors and with oak and chestnut beams and terracotta bricks on the ceilings. Those who desire it can try the typical dishes of the Italian and local cuisine or they can more simply enjoy a delicious breakfast. The meals and the breakfasts are served in one of the medieval halls of the castle and often include products from the organic farm of Monticelli Castle. The historic buildings are immersed in a large park of over 10'000 square meters. In the garden there are also two splendid swimming pools, both with an astonishing view on the valley.
We have been there yesterday just for a day on our trip back to home but we would have wished to stay more. This place is magic, with history from 1400 years ago, an incredible landscape view on the surroundings and on Perugia, a chapel with painting from 1315, and with a host who is extremely kind, passionate and knowledgeable. Don’t expect a fashion place with big SPA, Jacuzzies etc. this is a deep dive in Italian piece of history and culture, a strategic position to visit Umbria sites.

It’s very important to point out that despite the name most apartments do not have terraces or views of Spoleto’s lovely hillside old town. So careful when you make your choice. Having said that the apartment was spotlessly clean and there was only a small issue with the water pressure. Communication with the hosts was great and the check-in procedure super smooth.

Siamo stati qualche giorno a Spoleto per lavoro e abbiamo soggiornato in uno di questi appartamenti . La proprietaria ci ha accolto divinamente, è stata molto gentile e disponibile , ci ha fornito utili informazioni sulla città. L’appartamento nuovissimo , pulitissimo con tutto quello che serviva ,cucina completa di pentole e stoviglie ,asciugamani, oltre docciashampo e creme monouso. Per la colazione frutta fresca, dolci di pasticceria, succhi, yogurt,latte, caffè , te e tisane, confetture e biscotti , insomma davvero perfetto! Grazie ancora per la bella accoglienza Serena e Claudio
