Our Rocksalt Rooms are the perfect way to enjoy the beauty of Folkestone Harbour, or indeed to start or finish a meal with us in either of our restaurants. We have four boutique bolt holes, each with their own personality and dressed with Egyptian cotton, original antique beds, flat screen televisions and wet rooms. With stunning sea views, the rooms are situated on Folkestone Harbour and are just a short walk from Rocksalt restaurant and The Creative Quarter.
Having enjoyed a wonderful Summer meal in the bar area we returned to enjoy an evening meal combined with a stay in one of the offered overnight rooms. The staff were super helpful and allowed us into the room an hour before the normal check in time. They also facilitated a table time that was more to our liking. For a restaurant that sets out to provide a fine dining experience (and priced accordingly!) the quality of the food was high however the choice of fish main course was very limited (Cod & Monkfish, the latter £36) and not in keeping with the website promise of a 'wealth of choice'. To be fair the starters and deserts were varied in choice and the chosen oysters fresh and tasty. As an aside, we stayed overnight and the accommodation was in a separate building just behind the main restaurant. The room was very nicely directed, if a little compact and we enjoyed an extremely comfortable bed. The bathroom however was not up to scratch; nicely appointed however somewhat small with a wet room shower that rendered the rest of the bathroom totally wet after use! The morning breakfast was top notch and beautifully cooked. Overall a good experience however a little fine tuning would equate to an experience that matched the price.

Friendly comfortable family run bed and breakfast with a private off road car park. Situated in a pleasant residential street overlooking Trinity Gardens and picturesque Trinity church yet close to town centre and all local amenities including the seafront, leas coastal park, children's play area and picturesque harbour. Convenient for Channel Tunnel & Dover ferries. Over the years the charming building has been tastefully modernised to provide clean and comfortable accommodation whilst still retaining many of its original features. Room features include a hospitality tray with a selection of hot beverages, flat screen digital TV with freeview, free WiFi and toiletries. A freshly prepared breakfast is served daily in the bright and airy dining room with a good choice of menu options including vegetarian, gluten free and kiddies meals. We welcome families, well behaved dogs for a small additional charge and motorbikes, which can be parked safely away from the main car park.
We stayed here for a night after driving down from Leicestershire for our Euro road trip and had an early morning booking for the channel tunnel. We had our dog with us so parked up and walked him around whilst another couple checked in with their dog. The parking is a little tight but you can use both sides of the hedge so you are off road. Met by the really friendly hosts and offered the choice of 2 rooms, one slightly smaller with a bathroom and another which was bigger but private bathroom was across the landing. We chose the larger room as we had our dog with us but nice to be given the option. It’s only a short walk into town for all the bars and restaurants and the channel tunnel check in area is an easy 15 minute drive away. Would definitely recommend

I stayed here under the winter shelter an excellent charity helping people in hard times over the winter period! It was unusual circumstances for me to be in, but after losing my career and my relationship breaking down I took the help offered by the charity. Being a victim of homelessness I was treated extremely badly by the owners, the maintenance team and particularly the housekeeping whom may I add NEVER once made any effort to keep my room clean, even though I kept it immaculate for them to do so. The bath was never cleaned and the room barely hoovered except once when I took the hoover and done it myself! And of course the night before my checkout on the 31st march where the housekeeping took it upon themselves to pack all my belongings including personal items such as medication and photos of my daughter whom I've lost contact with (the only baby picture I have) and a picture of my deceased brother (not in frames) stuffed in black sacks any how they pleased with my other belongs crammed on top! The room was immaculate and so was my bathroom cleaned to a very high standard the Night BEFORE my checkout anticipating the new arrivals BEFORE I had left!! Shame these standards wasn't kept throughout my stay, or this review would be completely different.......then saying that I caught the owner and two of his builder's taking the opportunity of the scaffolding fitted to stare through my room window!! Not sure why as they have a key.......also every time I saw the owner I'd try to be polite and say hello, but every time was snubbed with a very begrudgingly 'oh erm hello' back from over his shoulder! I wouldn't be surprised about this as when they took me on at reception was greeted with a grumpy owner stating every reason I'd be kicked out for not actually a greeting/welcoming into the hotel! Another occasion I came back and one of the maintenance team was doing some work in my bathroom and so, I asked what he was doing as I wanted to take a shower was met with the rude response of 'it don't matter I'm maintenance' so I said I think you've taken this the wrong way I'm only asking as I want to take a shower and wanted know if it was ok to do so......10 minutes later I get a knock on the door explaining maybe if could leave an hour as he had just re sealed the bath which was exactly my concern! I'd say this if you have such a biased view of people of this misfortune then DONT except money from the charity which is trying to help people!! RUDE!! UN PROFFESIONAL!! OUT OF ORDER!! to say the least!!

I feel like in this hotel I was treated like a rat. It is awful, terrible, bad-looking, bad-smelling. It was tiny and didn't even have a room for meals! If I could I would give this hotel -5 stars. I mean it just felt like we were staying in a rats home to be honest because there was a family there making non-stop noise. If you are about to book this hotel, DON'T. Because you will deeply regret it and try hard to escape the hell of a hotel. Please do not visit. Please Windsor hotel, either fix this mess or get rid of your bad hotel. I've never ever been anywhere more terrible in my whole entire life.

10to12 Folkestone Bed and Breakfast, is a beautiful Victorian house independently owned and operated by Mark and Leigh Nevill, with our excellent team of local staff. Since January 2014, we have been the very proud owners of 10to12. We purchased the property in quite a poor condition and have devoted our time and energy restoring this wonderful old building back to it's former glory. Estimated to have been built around 1870, it has been quite a challenge to get this grand old building back on it's feet. Our aim has been to try and achieve the perfect mix of contemporary guest accommodation, whilst still retaining as many original features as we were able, and we are confident we have accomplished that. As a husband and wife team who live and work at 10to12, our emphasis is on personal service to all guests who come and share our home with us. Currently we have 10 rooms and can accommodate couples, families and friends, as well as golf and corporate groups.
Without doubt you will get a very warm welcome from the delightful owners Mark and Leigh. If you book direct a much needed welcome drink is offered on arrival. We have stayed at 10to12 twice now and without hesitation this B&B will be our go to place to book when visiting Folkestone again, for the beautiful rooms, first class breakfast and being made to feel very much at home. Great location and everything was spotlessly clean. Great location for those wishing to visit the beach. Unfortunately I was there for work so didn't have the time. When I arrived it was to find I had been upgraded to a lovely room. That was a very nice surprise. Although the hotel is next to a busy road I wasn't disturbed by traffic noise and the bed was big and comfortable. Very relaxed atmosphere in a good way.

Arrived and parked up, spent 10 min trying to find the owner for my room key in the end I phoned his mobile, sorry the bell doesn’t work was his response. A key to room 3 was handed over with a carton of longlife milk. I am a veteran so I have put my head down in some right places, but this took the biscuit. No WC, a sink that was going to fall off the wall, a bed, a bin, some shower gel, a bit of toilet paper. The sheets on the bed were discussing, the smell, I walked out. Richard phoned later and asked why l had left…never again.

Found this B & B and what a gem of a place the sea view is unparalleled and would give any hotel a run for its money with the views. Wendy and Stuart fantastic hosts, the room was immaculate and breakfast was great too.So reasonable can not recommend this place enough, if you are looking for a B & B in the area call these people first you will not be disappointed. Located in the exclusive West End of Folkestone. Secure gated parking for all cars and motorbikes. Quality rooms with power showers and quality hospitality trays. Close to Folkestone and Sandgate (15-20 min walk) channel tunnel 3 miles 5 min by car. Main line rail 5 min walk. We are in a very quiet part of folkestone so you can be assured of a great nights sleep. All restaurants and pubs are only a 2 minute drive from Foy House and we are happy to recommend and book a table for you.
We have stayed here four times now as it is always so nice. The hosts are friendly and always make you feel welcome. The rooms and house are modern well equipped and relaxing. Every morning Don cooks a tasty cooked breakfast and there is plenty of fruit or cereal on offer to. highly recommend staying here you wont be disappointed.
