Lovely, clean, very reasonably priced hotel. Garden views, just a stones throw from the beach and a ten minute wander to the lanes and Brighton pier. Very friendly, helpful staff, gorgeous and plentiful continental breakfast included in the price. Would definitely stay again, loved it.

We have had just the loveliest stay in the old school house. The accommodation was a treat, everything we could need was provided, plus beautiful views. It was the staff that made our stay outstanding though, in particular the wonderful man that was there each time we needed anything, from check in to check out. We are sure we will be returning for many more visits in the future.

Cannot be called an apartment, it is a small room, so small that the cistern in the toilet has been converted into a sink to save space, pics are misleading on booking.com and it was a total rip off at £250 for the night!! Couldn’t swing a cat in there, advertised as 4 persons, we had 3 and kept bumping into each other literally! We were average size and had to sit sideways on the toilet as couldn’t fit a leg the other side so if you are bigger than average you will stand no chance! Bunk beds had no safety rails at all so is an accident waiting to happen-can’t believe they get away with it with health and safety! Avoid like the plague, better you get a tent on the beach!

Ebor Lodge is a Bed and Breakfast on Eastbourne seafront, East Sussex which offers a home from home experience with just 6 rooms. All the rooms have en-suite facilities (some with sea views) and free Wi-Fi. Our guests rate our breakfast as excellent and can make use of a shared lounge. We have free on street parking. Prime location, only 10 minutes’ walk to the pier and 20 minutes to the town centre. You can be assured a warm welcome, local knowledge and friendly personal service throughout your stay at Ebor Lodge.
The Ebor is a great little find - opposite the beach with lovely views ( and we were lucky to have a balcony) - traffic noise not an issue. If you are driving here the seafront is free parking too (alternatively there are some little car parks but be warned - they only take cash). The room was a great size and the beds were very comfortable. Everything was immaculate - lovely en-suite shower room. What made this hotel is the little touches and extras in the room that you don't normally expect - my daughter loved the fact that Hot Chocolate was provided (for a non tea/coffee drinker that made her smile). A wide range of food and drink available for breakfast. There is an outside garden at the front with comfortable seating surrounded by beautiful flowers. Our Hosts are such a lovely couple, friendly and happy to have a chat - didn't meet the Daschund (maybe next time). Visiting Eastbourne later in the year for another show and didn't hesitate to book to stay here again.

Situated on the sea front in Eastbourne By The Sea Bed and Breakfast is the ideal place to stay and tour the South Downs, Kent and East Sussex. The adult only accommodation of six rooms all with ensuite bathrooms or shower rooms is arranged over three floors of a Victorian house. Two of the rooms have wonderful sea views and one of these rooms has a large balcony with a seating area. A full English breakfast with buffet of cereal, fruit, yogurt, toast and fruit juice is available in the dining area each morning. There are three parking spaces for guests at the rear of the B & B and there is free on street parking nearby.
We stayed in room 4 which had a large balcony, big bed, was very comfortable, i have back problems and the bed was lovely. Tastefully well presented room with all you need for a comfortable stay, complimentary biscuits, teas, coffee, milk, kettle etc. Bathroom was super with ample hot water on demand and complimentary toiletries that were very nice quality. The breakfast was absolutely lovely, with a good choice, and coffee was really nice which lots of other places let themselves down on. As well as the room and breakfast being outstanding we wanted to say that the Owner Matthew was a pleasure to deal with, could not have done more for use! and his mum on finding out we had to leave pre breakfast as there was an issue with public transport very kindly made us breakfast bags to take with us. This level of customer service is all too rare nowadays and certainly noteworthy. We will definitely be returning in the future

Our guest bedrooms are cosy, clean, functional and have en-suite shower rooms. We specialise in Family Suites. The Tea Rooms and Gardens serve breakfasts, light lunches, traditional (with a contemporary twist) homemade Cream Teas.
Fantastic 2 nights - great room and so clean. Cottage feel as old building.Tea and homemade brownie on arrival. Breakfast very tasty and plenty of it. Friendly people always helpful and attentive. relaxing. Would recommend staying here. Free off road parking. Great place.

Arrived at 5pm on the Saturday of the bank holiday and greeted shortly after by the owner. He was very accommodating and helped us to find parking. The room is a little on the small side but ok for a weekend break. You couldn't have got much nearer to the beach and pier, so we were pleased with that. Breakfast is served off site at Social Board around the corner (see my separate review for that) and was excellent. The owner has another B&B where he is based so you are vey much left to your own devices. This doesn't suit everyone but we like to be left alone on holiday so this place was ideal in that respect. I would advise travelling by train if you intend staying here simply because parking in Brighton is an absolute nightmare. You wont need a car here as it is central to everything.
